Introduction
We aim to cater for the needs of all visitors in our home based 6 bedroom bed and breakfast. The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.
Pre-Arrival
There is a bus stop in the village (number 38) at the bottom of our lane, approximately quarter mile and there is a frequent bus service.
The main train station is in Dyffryn Ardudwy village which is 15 minutes walk or 5 minutes away by car.
There is a local taxi service that has accessible taxis if required, we can make a booking for you.

Arrival & Car Parking Facilities
Access is via a steep single track lane about a quarter of a mile long.
No marked parking bays but there is ample room for all types of cars and secure garaged parking is available for mountain bikes and motor bikes.
The surface is tarmacked and steep with a sloping gradient driveway leading to a flat area for parking.
We can assist guests with luggage.
Dyffryn Ardudwy village is a few minutes walk from the Bed and Breakfast.
Main Entrance & Reception
The front door has one shallow step 10cm high followed by a large flat area 295cm deep and another step 19cm high with a flat area 58cm deep, followed by a last step 14cm high.
The front door is always locked but we do have a pull cord bell on the door which can be reached from any height.
The double door when fully open is 130cm wide.
On entry into our home there is a hallway 5 metres long by 2 metres wide at the far end and 5 metres wide at the entrance.
There is stone tile flooring throughout the ground floor.
Public Areas - General (Internal)
All farmhouse rooms are on the ground floor except one which is on the second floor.
Our corridors to two of the ground floor bedrooms are 5 metres wide and to one room is 2 metres wide
Corridors have a good colour contrast and are well lit.
The flooring on all corridors on the ground floor are stone tile.
The covering on stairs and upstairs corridors is short pile carpet.
Dog water bowl and food bowl (and food if requested in advance) are available on request.
The breakfast room is on the first floor up thirteen stairs.
There are 13 stairs to a landing followed by a further 6 stairs and a turn to the first floor bedroom.
The stairs are 19cm high, 25cm deep, 77cm wide.
Public Areas - WC
Five of the bedrooms are en suite, one has a shower and a sink, the toilet is two doors down a corridor, with one outside WC available in the swimming pool changing room.
Breakfast Room
Breakfast is served in the breakfast room on the first floor. There are 13 stairs
Furniture is flexible and can be moved on request.
Tables have under space of 63cm high by 76cm wide and height of 75cm (legs on each corner). All chairs are without arms which can be moved to accommodate.
We do play background music in the breakfast room of the B&B.
Laundry
Can be made available on request.

Local village 10 minutes walk.
Leisure Facilities
There is a seasonally heated outdoor swimming pool and hot spa.
Outdoor Facilities
Extensive gardens are available and seating by the pool area, the gardens are a mixture of flat and sloping grounds.

There are 6 bedrooms, three on the ground floor and one on the first floor and two in the garden:
Fflur - Ground floor bedroom (large room king size bed and a single)
Access gained straight down the flat stone floor hallway.
Door widths (main) are 74cm wide and (bathroom) 65cm wide.
It is a king size and a single bedded room.
At least 85cm routes within the bedroom e.g. to one side of the beds, between beds and dressing table, therefore allowing for right transfer to beds in any combination.
Furniture is moveable on request.
Beds are 54cm high.

One chair with arms is provided in the room.

There is an en suite room with shower (no bath) :

Lowri - Ground floor bedroom (double room)
Access gained straight opposite entrance door over flat stone floor hallway.
Door widths (main) are 74cm wide and (bathroom) 65cm wide.
Double bedded room.
There is approximately a narrow 40cm between the wall and the end of the bed leading into the en suite, and 45cm to the left side and 65cm to the right side of the bed.
One chair with arms is provided in the room.
Bed is 57cm high.

Elen - Ground floor bedroom (single room)
Access gained immediately to the right of the entrance door over flat stone floor hallway.
Door widths (main) are 74cm wide and (bathroom) 61cm wide.
Single bed room.
There is approximately a wide access to the left of the bed of 127cm between the wall and the the bed leading into the en suite.
One armchair with arms is provided in the room.
Bed is 65cm high.

Bethan - First floor bedroom (double room . not en suite)
Access is gained up 13 stairs (the stairs are 19cm high, 25cm deep, 77cm wide) to a landing followed by a further 6 stairs and a turn to the first floor bedroom, or from an outside entrance at the back of the house, straight from the parking area, up 5 solid stone steps 20cm high and 30cm deep, straight into the room.
Door widths (back main) are 83cm wide, (front main) 71cm wide.
Double bed room.
There is access to both sides of the bed of 57cm and a large free access area to the foot of the bed 2.5 metres by 2.5 metres.
One chair with arms is provided in the room.
Bed is 56cm high.

There is a shower and a sink in the room, the WC is two doors down a carpeted corridor 76cm wide (no bath) door width to WC is 65cm wide :

Seren - Garden Room (King size room)
Access is gained up 2 shallow steps from the car park 16cm high, 45cm deep, 120cm wide) to a long terraced area followed by a further step 20cm high and 45cm deep and another 20cm high.
Patio doors are 71cm wide.
King size bed in the room.
There is access to both sides of the bed and a large free access area around the bed.
One double seater sofa with arms is provided in the room.
Bed is 60cm high.

Rhiannon - Garden Room (King size bed, single bed and a sofa bed)
Access is gained up 2 shallow steps from the car park 16cm high, 45cm deep, 120cm wide) to a long terraced area followed by a further step 20cm high and 45cm deep and another 20cm high.
Patio doors are 71cm wide.
King size bed, single bed and a sofa bed are in the room.
There is access to both sides of the bed and a large free access area around the bed.
One double seater sofa bed with no arms is provided in the room.
Bed is 65cm high.

Grounds and Gardens
We have approximately 2 acres of secluded gardens to the front and back of The Old Farmhouse (flower border, lawn and hedges) for residents, which is available to sit in (benches available) or to let dogs out if required, a mix of flat area and steep gradient, combined with large patio area around the swimming pool.
There are public footpaths within 100 metres walk from the B&B where dogs (and owners!) can get more exercise, leading across farmers fields and open countryside, these can be steep and sometimes with rocky access tracks.
Additional Information
Assistance dogs are welcomed.
Mobile phone reception is generally good.
We are able to use the front and back doors in the need of evacuation. If you require more assistance for evacuating please notify us on arrival and we will ensure you are evacuated safely e.g. hearing impairment.
We are happy to take delivery of hired equipment (please let us know if ordered - telephone number below for hirers).
We are a completely non smoking building including the garden rooms (smoking is allowed in the grounds).
We supply a small drinks fridge on the ground floor of the farmhouse which can be used for medication/food, water and jugs of fresh milk and we can put larger items in our main fridge on request (not available 24hours).
There are fridges in the two garden rooms.
